Pleasant Hill council moving forward with new subdivision

Pleasant Hill City Council agreed during a recent meeting to approve resolutions to move forward with the development of acreage in the Arbor Lake subdivision.

During the meeting, the council learned that the plot includes approximately 19 acres and is owned by Arbor Lake Development. The tract will be developed into 27 single-family homes, wrapping up the existing subdivision. It also was noted during the session that the project will include water and sewer utilities as well as a new roadway.

“The developer has agreed to provide cash in escrow in lieu of a performance bond and has signed an escrow hold back agreement with the city and that has been received by the city attorney today,” Assistant City Manager/Community Development Director Madeline Sturms said during the meeting.

The council also learned that the developer has worked with the city on the project, and the final plat requiring approval because of a change of city code to stormwater retirements. It was noted that the original plat did not meet the new changes.

“Staff has reviewed the planning documents and finds it to be in conformance with the requirements of a final plat and would recommend approval subject to the remaining punch-list items being completed and the assurance is clearing,” Sturms said.

However, it was noted that the that the original plat did not meet the new changes for stormwater requirements, though it did meet the old requirements.

The council, which learned during the session that the homes are expected to be completed by the fall, agreed to approve the escrow agreement with the developer as well as a few other ordinances pertaining to the area.

Moreover, the council agreed to set up a stop sign at a cul-de-sac and created parking ordinances to outline exactly where parking can occur, and signage can be erected during construction.
